Focus on the NET
Always include a net sheet with various scenarios when listing a property. For every offer, provide the seller with a net sheet. When dealing with multiple offers, use a spreadsheet to compare the differences. Clearly present the final amount, factoring in concessions, credits, or direct compensation, to help the seller make an informed decision.
